ACCountABILITIES May be responsible for one Or more of the following: · Understand the client’s FM management team an d user’s requirements on the technical areas of the property an d ensure end-users’ needs an d expectations are timely being satisfied. · Define the day-to-day operation, preventative maintenance an d energy management strategy, review the corresponding plans made by Tier II an d III vendors an d support the sourcing for implementation. · Oversee an d issue directives an d guidelines to technical site staff, an d contractors. · Review an d approve project planning an d budgeting for any engineering related project an d provide professional comments on the plan. · Review an d approve Tier II an d III vendors’ any work quality an d completion an d liaise the payment issue. · Outsource designated service, oversee an d ensure quality service an d materials from the vendors in compliance with SLA, an d improve the service through KPI auditing. · Through designated channels, initiate, recommend Or provide solutions to any problem an d any non-conformities relating to the process an d quality system an d identified by Engineer an d Project Engineer. · Liaise with the Project Engineer an d Engineer to verify the implementation of solutions. · Control further processing, delivery Or installation of non-conforming service until the deficiency Or unsatisfactory condition has been corrected. · Oversee Tier II an d III vendors to compile, review an d keep accurate detail on the building technical equipment an d specifications, building plans an d all service agreements an d equipment warranties. · Develop an d maintain good working relationships with the utility departments, FSB an d other related local government bodies that may have a direct impact on the technical performance Or operation of the building. · Prepare an d submit monthly, quarterly an d annual reports on occupational health & safety, statutory compliance, systems, equipment, facility, energy management an d others operational issues. · Ensure that services, reports an d general correspondence are prepared within the company guidelines to a standard that is satisfactory to the issuing manager MINIMUM REQUIREMENTS · Four-year college/university degree Or equivalent work experience · CFM, FMA industry certifications recommended; other Engineering, Business Or technical training Or certifications a plus. · A minimum of 3 years commercial high-rise, campus environment, and/or property portfolio management experience required (with a 4-year degree); a minimum of 5 to 7 years of experience if no degree. · Breadth of experience in leasing, construction, engineering an d all facets of property operation an d building management is preferred. · Experience with critical system environments is desired. · Excellent technical, interpersonal, an d analytical skills required. · Excellent written an d oral communications skills. · Strong computer an d systems knowledge required; Experience in Yardi an d 360FM.
